Types of REITs:
- Equity REITs: These REITs primarily invest in and own income-producing properties, such as office buildings, retail centers, apartment complexes, and industrial facilities. They generate income through rental payments from tenants.
- Mortgage REITs: Mortgage REITs invest in real estate loans and mortgage-backed securities. They generate income from interest payments received on the loans they hold. Mortgage REITs are more focused on the financing side of real estate.
- Hybrid REITs: Hybrid REITs combine elements of both equity REITs and mortgage REITs. They invest in a mix of income-generating properties and real estate loans, providing both rental income and interest income.
